What to expect
The quickest way to spot an amateur property photograph is the walls. Point a wide lens up or down in a room and the verticals lean, which makes a perfectly straight building look like it is falling over.
We shoot level and correct what remains, so walls stay vertical and floors stay flat. It sounds like a small technical point. It is the single most visible difference between a listing that looks professional and one that does not.
The classic interior failure is a room correctly exposed with a solid white rectangle where the window should be. Expose for the view instead and the room goes black. A camera cannot hold both in one frame the way your eye does.
We shoot for both and combine them, so the room reads properly and there is still something visible outside. For a property where the view is the selling point, that is not a nicety. It is the photograph.
Rooms photograph smaller than they feel, which is why the temptation is to go ultra-wide. Go too wide and the result is a distorted room that looks nothing like the viewing, and a buyer who feels misled when they arrive.
We shoot wide enough to show the space and no wider. A photograph that oversells a flat wastes everyone’s time — yours, the buyer’s, and that of the agent standing in the doorway explaining the difference.
The order matters as much as the framing. A set that opens with the best room, then walks through the property the way somebody would actually move through it, does more for an enquiry than the same photographs in the order the rooms happened to be shot.
Time of day matters more for property than for almost anything else. Exteriors want the sun on the front of the building rather than behind it, which for any given property means one particular part of the day and no other.
Interiors want the hours when daylight is high and even. Tell us the address and which way the building faces and we will pick the slot rather than take the first one free in the diary.
Everything should be tidy before we arrive. An hour spent clearing surfaces does more for a set of property photographs than any amount of editing afterwards.
These are three different jobs. A listing needs broad, honest coverage of every room, quickly. A builder needs the finish and the specification shown at its best across a whole project. A designer needs their work photographed as work — the detail, the material, the decisions.
